A Vacant Home is a Vulnerable Home
If you’re a homeowner, you know that there will be times when your home will be unoccupied, usually when you leave for a business trip or family vacation. It may just be a long weekend or a couple of weeks.
However, when you have a second home, that property may be vacant for longer periods of time, many times for months. Maybe you use your second home for a particular season and then on holidays, or for family getaways. Whatever the reason, simply locking the door and walking away, is not the best way to protect your investment. Leaving your home for any extended period leaves your unoccupied home vulnerable. Serious damage or losses may occur and unfortunately, sometimes do!
There are so many scenarios that can lead to property damage. Here are some common issues that homeowners have encountered.
Faulty Electrical Systems and Failed Appliances
I remember when my parents asked us to keep an eye on their home when they took a trip to Italy. They were gone for three weeks. Each visit I made to their house checked out fine, until four days before they were to return. That day, when I went to do a walk through, as soon as I into their home, I knew something was wrong. I could smell something was wrong. It smelled of old garbage, but there wasn’t any garbage in the house. I walked up to their built-in refrigerator and heard it humming, so I knew it was running. However, I opened the refrigerator doors and checked inside. Sure enough, the refrigerator was running, but it was running warm! All the food in the fridge and freezer was warm. The inside temperature of their refrigerator read 78 degrees! Everything had gone bad. I spent the next two and half hours, throwing out food and washing down shelves. It was a mess, but I was happy to be able to take care of it and arranged to have their refrigerator repaired – all before they were back home.
Imagine leaving your home for a long period of time. You lock up and are on your happy way, but unknown to you, the refrigerator stops working and you come back to a rancid smelling home.
Often, serious damage to homes results from faulty wiring and failed appliances. Power surges can cause appliances to fail, home security systems to shut down and other more serious damage. Faulty, old or exposed wiring, misused extension cords and failed appliances can lead to fires and other issues.
It’s not always possible to prevent these issues, but having a home watch service manager checking on your home, may be the difference between damage to your home or a complete disaster. Home Burglaries and Vandalism
Let’s face it, when we think of a burglar, most of us think of someone in all black clothing with a ski mask on, sneaking into our house in the dead of night. However, most burglaries occur during the day and most burglars use the front door or back door.
Did you know that most break-ins do not occur at night? In fact, most occur during the summer months and 65% of burglaries occur between 6:00am and 6:00pm. Most common hours are between 10:00am and 3:00pm.
Make sure to take steps to protect your home when you are away, whether it’s a short trip, a month or a season.
Most burglars do not want to risk finding someone home, so they look for times when you are at work or away for a longer period of time. As soon as there is an opportunity, that is when burglars strike. Yes, they ‘look’ for these opportunities. And if you think your neighbors would know, think again. They may not even think twice about service providers coming and going from your house.
Many times, a daytime burglar will knock on your door posing as a service provider. They check to see if anyone is home. They may do this a couple of times, to ensure that you may actually be gone for more than just a few hours or days. Then, they eventually get inside and get to your valuables.
